Kaduna State Development Property Company, KSDPC, limited said it will key into the policy direction of the state government that land owners should develop their properties or risk revocation.
The company’s new Managing Director and Chief Executive Officer (MD/CEO), Alh Mahmud B. Gazara, said that the land policy was in tandem with the mandate and plans of the company.
He said beside exchanging many hands with attendant cost escalation tendency, undeveloped lands or properties were capable of aiding insecurity and do not portray the true reflection of modern city of a town.
Gazara noted that full development of properties in the state would reduce incidences of housing deficit problems, increased revenue base and create employment opportunities.
He said on assumption of office, the management also noticed that there was lack of awareness and information which was partly responsible for retardation of backlogs of revenue, prompting them to embarked on property-to-property visitation for revenue collection drives.
“We notice that in some places revenue were being paid to the local government instead of KSDPC. We are going to mobilize resources toward revenue collection drives to enhance the revenue base of the company and state by creating awareness through media jingles,” he said.
He said management also noted with concern that large number of occupants of the company properties were reluctant to pay their rent as at when due, adding that as affordable as the properties, many were still owing about 5-10 years.
“We also have redundant assets, after we finish our physical verification, we will look at how we can convert them to profitable use by replicating same where they will be more useful.
“Again we will look at our plots that are being sold and allocated to so many people, and they only stop at one-third payment, not even half payment. We’ll also advertise all our virgin land,” he said.
According to the Managing Director, what they discovered on assumption of office fundamentally was lack of awareness especially in area of revenue payment and collection.
“Fundamentally, what we discovered on assumption of office, especially in area of revenue collection drive, is that there was lack of awareness, and that is why the management is engaging a consultancy services to take over that aspect.
“Some people are not even aware that they have to pay to the company, rather they were even paying to the Local Government instead of KSDPC.
“So, we are visiting some of this areas that belong to us to create serious awareness, by the time we bridge the gap it will increase our revenue base to turn around this place,” he said.
He also assured that from the proceed, the company was projecting at least 5, 000 mass houses yearly.
Accordingly, revenue generated from properties would also be utilized in building reliable data base for company for easy and better assessment properties.
It would be recalled that Kaduna State government, under Governor Nasir El-Rufai, recently gave 90 days to owners of undeveloped land/properties in the state to develop them or be revoked by government.
